Job description
Job Role – Senior Associate-Commercial Real Estate (CRE)
Location - Chennai
Candidate expectation:
Candidate must have 3+ years of experience in commercial real estate
lending (Credit Ops, etc.); Should possess good financial data information
skills and having specialized knowledge of asset finance, working capital
loans, commercial lending, front line, back-office operations

Qualifications: Chartered Accountant/ MBA/ Bachelor's degree in
Finance, Accounting or Economics
Key Roles &
Responsibilities:
Evaluating all financial
statements, identifying recurring and non-recurring income/expenses,
differentiating between capital expenditure and operating expenses, and
understanding cash and accrual methodologies
Analyzing rent rolls and financial modelling. Abstracting and understanding leases and loan documents. Evaluating reimbursement structures
Reviewing and analyzing tenant searches. Reviewing third party appraisal, engineering and environmental reports
Writing and reviewing all aspects of the credit memorandum and/or asset summary report
Applying a critical eye at each phase of the process and reporting any anomalies to the client
Assure Annual Reviews, Problem Loan Reports and obligor risk ratings of assigned portfolio are done within prescribed timelines.
Interact regularly with onshore stakeholders on deliverables and timelines and deliver as per expectations.
Perform ongoing monitoring of client credit quality to identify a possible deterioration of credit quality including monitoring covenants and watch list triggers.
Ensure compliance with all applicable regulatory requirements and credit policies for the portfolios assigned.
Be proactive to take up adhoc and complex assignments while not impacting other scheduled tasks.
Responsible for setting up teams, smooth transition and knowledge transfer, regular client management

Should have managed workflow to execute the tasks within stipulated time with accurate results; Good coordination, data management skills
Participate in Process excellence / re-engineering initiatives
Regular Engagement with Client stakeholders

Strong financial analytical
skills and understanding of accounting (local GAAP and IFRS), legal, and
regulatory issues governing relevant sectors
Good understanding of various legal agreements (term sheet, Credit Agreement, ISDA & CSA, GMRA, GMSLA, SBLC agreement) and ability to assess credit terms and conditions, including financial covenants, security and collateral
Knowledge of capital markets / traded products, commercial financing facilities and investment banking products
Strong writing skills particularly assessing and summarizing financial transactions (credit requests, covenant waivers, etc.) and making a recommendation
Ability to prepare financial models / forecasts for various scenarios
Ability to complete work with minimal or no supervision and accommodate shifting priorities
Develop and implement efficient and standardized workflows within his team as well as various points of hand offs.
Demonstrated success driving organizational change with a track record of innovation.
Superior execution skills with attention to detail and focus on clear, realistic action steps and timelines.
Excellent oral and written communication skills.
Ability to work effectively in the face of ambiguity, shifting priorities and multiple deadlines.
